Fire

What to do if there is a fire

If the smoke alarm wakes you up, shout to wake everyone else up. Then get everyone together, follow your escape plan and get out of the building.

  • Do not stop to investigate the fire or to collect valuables or pets.
  • Use your escape route to get everyone out and meet at an agreed point.
  • Close any open doors, and only open the doors you need to go through (this will help to stop the fire from spreading rapidly).
  • Check doors with the back of your hand. If a door is warm, don’t open it – the fire is on the other side.
  • If there is a lot of smoke, crawl along the floor as the air will be cleanest there.
  • Once you’ve got everyone out of the building, use a mobile phone, a neighbour’s phone or a phone box to call 999 and ask for the Fire Brigade.
  • Don’t go back into the building for anything. If there is still someone inside, tell the firefighters when they arrive – they’ll be able to find the person faster and more safely than you.
  • Find somewhere safe to wait near the building, and give the firefighters as much information as possible about the fire and the building.

What to do if your clothes catch fire

  • Don’t run around – you’ll fan the flames and make them burn faster.
  • Lie down and roll around. This smothers the flames and makes it harder for them to spread.
  • Smother the flames with heavy material, like a coat, a blanket or a fire blanket.

Make sure the smoke alarm is in good working condition by testing it weekly.

Smoking

Never smoke in bed or in an armchair if you think you may fall asleep.

Do not leave a lit cigarette, pipe or candle unattended.

Use deep ashtrays so that cigarettes cannot roll out, and don’t throw hot ash into the bin.

Matches and candles

Keep matches and lighters well out of the reach of children.

Heating and electrics

Sit at least three feet away from heaters.

Never put a heater near clothes or furniture.

Don’t overload electrical sockets.

Communal areas, stairs and balconies

Never store anything in communal areas, including balconies. Items can block your escape route and be a fire risk.

Stay safe when you’re sleeping

Before going to bed always:

  • Close all the doors as this helps to prevent fire spreading.
  • Switch off and unplug all electrical appliances except those that are meant to stay on, like the fridge.
  • Make sure the cooker and heaters are turned off.
  • Keep door and window keys where everyone can find them.

Take extra care in the kitchen

  • Don’t cook if you are tired or have been drinking.
  • Never leave pans unattended when cooking.

If a pan does catch fire:

  • Don’t try to move it or throw water on to it – that will make it worse.
  • Turn off the heat if you can do so safely.
  • Place a metal pan lid over the pan  if you can do so safely – fire cannot burn if you cut of the oxygen supply.
  • If in any doubt, leave the room, close the door, shout to warn others and call 999.

Our ceiling is leaking

Cause
This is probably from an appliance like a shower, tap or toilet.

Solution
Do not use the suspected appliance until Leydon Lettings has investigated.

Be careful that water is not flowing over the edge of the shower tray or bath.

Occasional leaks could also be rain coming in from the roof, in which case the roof will need repairing.

We can smell gas

If you think you smell gas, get out of the house and call Transco on 0800 111 999.

They will advise you on what to do and arrange for someone to come out to your house.

We have a burst water pipe

This is very rare, but if it does happen turn OFF the stopcock (usually located under the kitchen sink), then turn ON as many taps in the house as possible to drain the water system.

We have an appliance leak (washer, dryer or dishwasher)

Switch the appliance off at the machine and at the isolation switch (usually labelled and above the work top).

If the leak continues, look for the small blue and red taps, usually found under the sink, and give them one quarter turn to the off position. These are isolation valves, and are in the off position when pointing at a right angle to the pipe on which each one is fitted. Some valves have a handle whilst others have a slot for a screwdriver or small coin to turn on/off.

Try to mop up as much of the water as possible.  You may need to pull the appliance out from the wall to access the taps fitted behind it.

If water drips from a ceiling, place any available container (bucket, saucepan, mixing bowl, pint glass) underneath to minimise the damage.

Medium Risk

Our fridge and/or freezer isn’t working

If the fridge or freezer fails, avoid opening the door more than necessary. Keeping the door(s) closed will retain the cold air inside for longer.

Most of Leydon Lettings houses have two fridges and freezers.  Transfer food from the defective to the working fridge/ freezer for now.

Do not refreeze food after it has thawed out, food poisoning could result! You can however, cook thawed food and then refreeze after cooking and cooling carefully.

If you do not have a spare unit then if you have a cool-bag or ice-packs use these as instructed by manufacturer.  It is worth buying a cool-bag for such emergencies as you can also use it to transport food at the start and end of student academic years and student holidays.

We have storm damage (fence, branches)

We haven’t got any electricity

Go to the fuse box in your house (normally under the stairs). If any of the switches are down, push them back up again. If the switches continually trip (turn off) there is a problem – avoid using the electrics.

Our bath, shower and/or sink is blocked

Baths, showers and sinks can become blocked with hair, fat and food.

Try to be very careful not to let these things go down the drain.

Usually chemical drain-hole and plug unblockers will solve the problem.

You can buy bottles of this at all supermarkets and Wilkos. There are various kinds, but be sure to use an appropriate product.

Be careful not to burn yourself with acid-based products. Splash backs could result in a burned behind!

Toilets usually become blocked by flushing tampons, sanitary towels, face wipes, cotton buds, too much toilet roll and so on.

In order to avoid this problem, please refrain from doing this.

Out of Hours Emergency Contacts

These contacts are only to be used in the event of an emergency that must be addressed before Leydon Letting Agents office opens, e.g. a blocked toilet where there are no other toilets in the house, a serious leak unconnected to shower use, a smashed window presenting a security risk, a fault presenting a potential health risk.

All Leydon Letting Agents’ tenants are provided with a list of emergency numbers to call in the event of an out of hours emergency.

Please be aware that if out of hours numbers are used in the event of a non-emergency, tenants could be liable for the excess call out cost.
