Your Welcome Pack
You will have received your welcome pack when you collected your keys but if you did not receive one, please contact the office and we will arrange a time for you to collect it from our office nearest to you.
Your welcome pack is your unique guide to your new home and will help get you started. It includes information on the latest safety checks, useful neighbourhood information such as bin collection dates, property features such as location of stopcocks, boiler, consumer unit and contains other helpful information to make your time at the property as relaxed as possible.
Your Property Inventory
Properties with Full Inventories
As 99 per cent of landlords include an inventory, you will likely receive two copies of the inventory when you move into your house. It is important that you note any changes you wish to make and hand the Inventory back to Leydon Lettings within 5 working days of receiving it. Any amendments will be addressed at the check-out of your tenancy.
Properties with Template Inventories
You will receive a template in which to record any defects to the house and its fixtures and fittings that may be present when you move in. Please make sure Leydon Lettings is aware of these at the end of your tenancy. We recommend you take photographs of your room and communal areas so that any damages or marks are noted and reported to Leydon Lettings within 5 days of moving in.
Please note that if you do not return the inventory report to us within 5 days, you are accepting that the condition of the house and its fixtures and fittings are as stated in the report and cannot later be disputed.
Property Fault Finding
When you first move in you may experience a few teething troubles. This is quite normal and as the resident living full-time at the property you will pick these up more readily than us, as agent and landlord. Most problems are easily resolved and if you need Leydon Lettings’ assistance, please email a list to email@example.com as soon as possible.
Renewal of Contract
All tenants are sent a renewal letter around four months before the end of the fixed term of the current agreement with an offer to renew the property for the following year.
The landlord will normally offer an extension for a new fixed term, but may, on occasions offer the tenancy to become periodic.
Inspections are conducted quarterly and are as much to ensure you have a good home in which to live as they are to check the general condition. You will be notified in writing at least 24 hours in advance of inspections and are not required to be present during the inspection, but you are welcome to attend if you wish.
Formal Notice of End of Tenancy (Section 21)
All tenants will receive a Section 21 Notice (formal notice of end of tenancy), posted to you before two months of the last day of your tenancy.
Checkout Letters and Final Inspection
Each house will receive a checkout letter reminding you to clean the house to an appropriate standard in consideration of the condition in which it was taken up, and to make sure that any rubbish is appropriately disposed.
Please do not leave rubbish lying on the side of the road – it really upsets the neighbours.
All keys must be returned to the Leydon Lettings’ office by 12pm on the last day of your tenancy.
