It can be a daunting experience moving into your first student house, especially with a new student lettings agency, but it doesn’t have to be.

Students, we put you first, so we have provided you with this twelve step guide so you’re never out the loop, or kept in the dark – from the start of your tenancy to the end.

1. Your Student Welcome Pack

You should have received your welcome pack when you collected your keys. If you didn’t receive one, contact the office and we will arrange a time for you to come and collect it.

Your welcome pack is your unique guide to your new home and will help you get started.

2. Your Property Inventory

Properties with Full Inventories
You will receive two copies of the inventory when you move into your house. It is important that any changes you wish to make are noted on the inventory and handed back to Leydon Lettings within 5 working days of receiving the inventory. Any amendments will be addressed at the check-out of your tenancy.

If you do not return the inventory report to Leydon Lettings within 5 days, you are accepting that the condition of the house, its fixtures and fittings are as stated in the report and cannot later be disputed.

Properties with Template Inventories
You will receive a template in which to record any defects to the house, its fixtures and fittings that may be present upon your arrival, which Leydon Lettings should be aware of at the end of your tenancy. We encourage you to take photographs of your room and communal areas so that any damages or marks are noted and reported to Leydon Lettings within 5 days of moving in.

3. Property Fault Finding

When you first move in you may experience a few teething troubles. Because we, as agent and landlord, do not live in the property, we may not see problems that you as the resident will. Most problems are easily resolved and if you need Leydon Lettings’ assistance, please email a list to as soon as possible.

4. Renewal of Contact (mid-October)

All tenants are sent a renewal letter around mid-October with an offer to renew the property for the following academic year. Where possible, we give current tenants first refusal.

5. Property Inspections (October)

Inspections are conducted quarterly. These are as much to ensure you have a good, working home in which to live as they are to check the general condition.  All tenants will be notified in writing at least 24 hours in advance of inspections. Tenants are not required to be present during property inspections, but their presence is welcomed.

6. Contract Renewal Deadline (November)

Viewings for next academic year begin around November and so if you want to re-book, we ask you to tell us in good time. You may still renew your house after this, provided it is available.

Tenants who have successfully renewed their tenancies can relax.

7. Prospective Tenants House Viewings (November)

We will notify you by email of viewings taking place.

8. Christmas Break Letters

You will receive information on how to keep your heating on a low setting to avoid pipes freezing in cold weather and to remind any tenants departing for the holiday to keep windows shut to conserve heat and prevent break-ins.

Office opening hours over the Christmas period are sent to all tenants. In the event of an emergency, please use the emergency telephone numbers provided.

9. Inspections (Christmas Break)

We will notify you by email of viewings taking place.

10. Formal Notice of End of Tenancy (Section 21)

All tenants will receive a Section 21 Notice (formal notice of end of tenancy), posted to you before two months of the last day of your tenancy.

11. Check-Out Letters and Final Inspection (May)

Each house will receive a check-out letter to remind tenants to clean the house to an appropriate standard in consideration of the condition in which it was taken up, and to make sure that any rubbish is appropriately disposed of.

Please do not leave rubbish lying on the side of the road – it really upsets the neighbours.

12. Key Return (June)

All keys must be returned to Leydon Letting Agents office by 12pm on the last day of your tenancy.
