Common Law Tenancy – CLT The law is subdivided into two parts. Statute (provided by Acts of Parliament) and Common Law (provided by cases presided over by the judiciary). The latter covers this type of tenancy. CLTs are suitable for non- ASTs I.e. company lets, Tenancies over £100,000, Lodger with owner occupier i.e. resident landlords, Tenancies under £250pa (£1000 London) etc. Common Law rules apply to any such CLT eviction and not AST rules. S.8 and S.21 notices are not available for evicting CLT tenants.
